PUBLIC NOTICE OF PUBLIC HEARINGS ON ZONING AMENDMENTS Residents: TAKE NOTICE that the Charlestown Planning Board shall hold an Additional Public Hearing, due to substantive changes made to the proposed ADU Amendment on January 6, 2026, on Tuesday, January 20, 2026 at 6 PM in the Silsby Library Community Room located at 26 Railroad St in the said Town of Charlestown for an Additional Public Hearing on:

  1. Whether the Town should amend its existing zoning ordinance to add a new section (8.4.12) to allow Accessory Dwelling Units (ADU’s), either attached or detached from the principal dwelling unit, as a matter of right, in any zoning district where single family dwellings exist or where such units are permitted, with the following limitations: require owner occupancy of one of the dwelling units, allow no more than one ADU per lot, restrict the size of any ADU to no larger than 950 sq. ft nor less than 750 sq. ft of living space, require each ADU to have independent access separate from the principal dwelling unit (or through a common space shared with the principal dwelling unit), prohibit any subdivision of land from the ADU located thereon (unless the proposed lots have a minimum of 15,000 sq. ft. each); prohibit the sale of such property separate from the principal dwelling unit, prohibit multiple (two or more) attached ADU’s (townhouse style) and prohibit the use of any ADU as a multifamily dwelling; and to make all necessary and proper conforming amendments to all other zoning provisions impacted by the new Section 8.4.12.
  2. Since there were no substantive modifications to the proposed Multifamily Residential Development Ordinance (proposed 8.5.12) at the first public hearing on January 6, 2026, that proposed amendment shall be moved to the Warrant without further public comment, per RSA 675:3,II. Copies of the full text of ALL proposed amendments and conforming amendments are on file and are available for public inspection during the regular business hours in the Office of the Town Clerk and will also be available at the deliberative session, at the polls and at the public hearing.
